1. Select a Realtor.

2. Discuss with Realtor your needs and preferences as well as other pertinent facts which may influence the investment you will make.

3. Apply for the mortgage (financing) on the home. Remember that your realtor will assist you and will most likely be with you at the application interview. At this time, you will pay for the appraisal and the credit report. This money is deducted from the amount your Realtor told you that you would need.

4. Set a time to look at homes. Remember that with today's sophisticated computerized inventory, it will not take long to find the right home.

5. After finding the home that suits your needs, endorse the purchase agreement. Make a deposit on the home.

6. Keep in touch with the lender throughout the approval process, making sure to submit all requested documetns in a timely manner.

7. Make an appointment for the home inspection. You will need to be present for this. You will pay the inspector at this time.

8. When the loan is approved, a settlement date will be set that is convenient for all parties.

9. Be sure that you have a paid insurance policy for the home. You will need to bring the paid receipt to settlement.

10. Your Realtor will advise you of the amount of money you will need for settlement. In most cases, you will need the amount that your Realtor has advised you earlier that you would need. (You receive an estimate when you initially meet with the Realtor).

11. Inspect the house one more time prior to settlement to make certain that everything is the way that you expected it to be.

12. Arrive on time for settlement and make certain that you have all document necessary, and a certified check made payable to yourself for the balance of funds needed for settlement.

13. At settlement, you will receive the key and sign the final documents.

14. CONGRATULATIONS... You are now a homeowner!!!
